Marco Island, 1st Quarter 2012 Real Estate Market Update

Sales volume continues to increase year over year with 7 more condo sales, 10 more home sales, and 24 more lot sales in 2012 compared to the same period in 2011. Lot sale continue to surge with a 72% increase in units sold over the past 12 months with water front prices aslo on the move higher in the past quarter. Inventory levels are down and prices are beging to move higher as the selction of property dwindles. The are many great deals still to be had on Marco Island and the surrounding area, but if this trend continues prices will be moving higher.

Marco Island Florida – April 1, 2012 Inventory Analysis

Marco Island Inventory levels are down 17% from this time last year, and since the highs set in March 2007 there over 1000 fewer units currently on the market (2371 vs 1312). The total number of pending sales are up 8% compared to last year with 238 properties under contract compared to 221 on April 1, 2011. While the total is up 8%, pending home sales are up 17% pending condo sales are EVEN and pending lot sales are up 5%. 70 of these pending sales are either foreclosures or short sales which is 29% of all pending sales. There were 95 closings on Marco Island properties in the last month and 128 net new pending sales accounting for an increase in total pending units from 205 last month to 228 currently.

Marco Island Florida – March 1, 2012 Inventory Analysis

Marco Island Inventory levels are down 16% from this time last year and the total number of pending sales are up 11% compared to last year with 205 properties under contract compared to 184 on March 1, 2011. While the total is up 11%, pending home sales are up 8% pending condo sales are up 13% and pending lot sales are up 23%. 57 of these pending sales are either foreclosures or short sales which is 28% of all pending sales. There were 63 closings on Marco Island properties in the last month and 104 net new pending sales accounting for an increase in total pending units from 164 last month to 205 currently.

Marco Island Florida – February 1, 2012 Inventory Analysis

Marco Island Inventory levels are down 15% from this time last year and the total number of pending sales are up 11% compared to last year with 164 properties under contract compared to 148 on February 1, 2011. While the total is up 11%, pending home sales are up 12% pending condo sales are up 3% and pending lot sales are up 43%. 52 of these pending sales are either foreclosures or short sales which is 32% of all pending sales. There were 57 closings on Marco Island properties in the last month and 111 net new pending sales accounting for an increase in total pending units from 110 last month to 164 currently.

Marco Island, 4th Quarter 2012 Real Estate Market Update

There were 97 more condo sales, 21 more home sales, and 28 more lot sales in 2011 compared to the same period in 2010. On average, prices appear to be holding fairly steady for now and the flow of new foreclosures and short sales has slowed. If we can avoid any external shocks, it looks to be a good season ahead!

Marco Island Inventory levels are down 15% from this time last year and the total number of pending sales are up 3% compared to last year with 110 properties under contract compared to 107 on January 1, 2011. While the total is up 3%, pending home sales are down 2% pending condo sales are down 17% and pending lot sales are up 200%. 45 of these pending sales are either foreclosures or short sales which is 41% of all pending sales. There were 78 closings on Marco Island properties in the last month and 35 net new pending sales accounting for the decrease in total pending units from 153 last month to 110 currently.

Marco Island Florida – December 1, 2011 Inventory Analysis

Marco Island Inventory levels are down 13% from this time last year and the total number of pending sales are up 6% compared to last year with 153 properties under contract compared to 144 on December 1, 2010. While the total is up 6%, pending home sales are down 1% pending condo sales are up 3% and pending lot sales are up 62%. 62 of these pending sales are either foreclosures or short sales which is 41% of all pending sales. There were 42 closings on Marco Island properties in the last month and 77 net new pending sales accounting for the increase in total pending units from 118 last month to 153 currently. Sales have picked up dramiatically in the last 4 weeks!

Marco Island Inventory levels are down 10% from this time last year and the total number of pending sales are down 4% compared to last year with 118 properties under contract compared to 128 on November 1, 2010. While the total is down 4%, pending home sales are down 23% pending condo sales are up 35% and pending lot sales are down 7%. 61 of these pending sales are either foreclosures or short sales which is 52% of all pending sales. There were 53 closings on Marco Island properties in the last month and 51 net new pending sales accounting for the decrease in total pending units from 120 last month to 118 currently.

There were 83 more condo sales, 27 more home sales, and 24 more lot sales in 2011 compared to the same period in 2010. On average, prices appear to be holding fairly steady for now and the flow of new foreclosures and short sales has slowed. If we can avoid any external shocks, it looks to be a good season ahead!

Marco Island Inventory levels are down 12% from this time last year and the total number of pending sales are down 2% compared to last year with 120 properties under contract compared to 123 on October 1, 2010. While the total is down 2%, pending home sales are down 19% pending condo sales are up 27% and pending lot sales are up 8%. 64 of these pending sales are either foreclosures or short sales which is 53% of all pending sales. There were 60 closings on Marco Island properties in the last month and 35 net new pending sales accounting for the decrease in total pending units from 145 last month to 120 currently.
